ECS Group delivered the demolition, remediation, groundworks and reinforced concrete frame package for a new mixed-use residential and commercial development at 142–144 Midland Road, Luton. The development was constructed on a constrained brownfield site previously used for motor vehicle repair and maintenance. The package included extensive enabling and remediation works, underpinning to an adjoining property, a mass concrete raft foundation, drainage infrastructure and construction of the multi-storey reinforced concrete frame.

• Demolition of existing hardstandings and portal-frame buildings • Diversion and protection of live services • Remediation and disposal of asbestos and hydrocarbon-contaminated material • Underpinning and structural monitoring of the neighbouring property • Reinforced concrete raft incorporating 130m³ of concrete and 40 tonnes of reinforcement • Construction of stair cores, lift cores, columns and transfer beams Approximately 3,500m² of suspended slabs completed across 16 concrete pours • Foul and surface-water drainage installations • 30m-long attenuation tank with hydro-brake flow control • Undercroft car park, refuse access and associated external works

Project Delivery The project required careful coordination across demolition, contaminated-ground remediation, underpinning, drainage, substructure and reinforced concrete frame construction. ECS managed the works as an integrated sequence, coordinating temporary works, structural monitoring, concrete pours, reinforcement and site logistics within the restricted brownfield footprint. Forward planning, an experienced directly managed workforce and a dependable supply chain allowed the works to progress safely through each stage of the development.
